What is the current real estate market like in Montgomery County, Texas?
We track inventory, demand, interest rates, and neighborhood trends weekly. We’ll walk you through how the current market specifically affects your home’s pricing and timing. We rely on HAR (Houston Association of Realtors) for meta-data to support our understanding of market trends and believe that to be largely representative of what we see in Montgomery County. Currently, we are in a Buyers’ market as there are more homes to sell than ever before and prices are stagnating.
How do you identify homes that match a home buyer's needs?
We use MLS alerts, off-market sources, agent networks, builder contacts, and our own market research to find homes you may not see online. HAR has excellent filtering tools and notification systems – we’ll tie you into those or monitor on your behalf and contact you when we see a special opportunity.
Do you find off-market sources or coming-soon real estate oppportunities?
Yes. We do learn about properties before they hit the market through agent relationships, brokerage networks, and local connections. But our key resource is existing homes on HAR.com.
How do you guide home buyers during house inspections and contract deadlines?
We walk you through required timelines, help you understand inspection results, coordinate specialists if needed, and negotiate repairs or credits on your behalf. Our agents are experienced (and homeowners ourselves!) so we know what to look for and can guide you away from trouble.
How do you help home buyers win in multiple-offer situations?
We use strategic terms, strong communication with the listing agent, clean contract structure, and market data to position you competitively, not recklessly. We have examples of when this has worked in our favor and will happily share those with you.
